Innage Park is an industrial estate located 1.2 miles to the north west of Atherstone town centre and accessed via Holly Lane Roundabout. Holly Lane Roundabout connects the A5 with the B4116 which provides Innage Park with immediate access to the A5 and easy access to the wider motorway network.
Neighbouring occupiers include Aldi’s head office to the North, a large TNT depot immediately to the North and Holly Lane Industrial Estate to the South which comprises a selection of smaller light industrial and smaller manufacturing units.
Warrington is situated alongside the River Mersey and has good road connections to the motorway networks with Junction 9 of the M62 Liverpool to Manchester motorway to the north, Junction 10 of the M56 Chester to Manchester motorway to the south and Junction 26 of the M6 motorway to the east.
Manchester is approximately 19 miles to the east, Liverpool is 19 miles to the west, Chester is approximately 20 miles to the southwest and Birmingham is approximately 65 miles to the south.
Manchester International Airport is located approximately 15 miles southeast of Warrington town centre with Liverpool John Lennon Airport located 14 miles to the west. Warrington is situated on the West Coast Main Line providing direct rail services to Manchester, Liverpool and London Euston, as well as local rail links.
Warrington has a district population of 191,018 of which 28.3% are employed within supervisory, clerical, junior managerial/administrative/professional industries with a further 25.1% being employed within higher and intermediate/managerial/administrative/professional industries. In January 2011, 4.2% of the population within the ‘travel to work’ area were classified as unemployed, which is slightly lower than the national average at the time of 5.3%.
The subject property is located in an established industrial location approximately 3 miles to the east of Warrington town centre, within close proximity to Junction 21 of the M6. The property fronts onto Kingsland Grange which is a main estate road. Tenants of nearby properties include FedEx, Iceland Frozen Foods, Coca-Cola, Crest Medical and Edwards Cheshire.
Property Description
The subject is a 1980’s industrial estate of 5 separate blocks, split to provide 23 individual units and comprises the second phase of the industrial estate. The constructions of the units are all similar comprising steel frames with breezeblock walls to approximately 2.5m and corrugated panels completing the remainder of the upper elevations. The roof is constructed from corrugated panels with translucent roof lights.
Units 33-39 have an eaves height of 4.8m whilst units 18-32 have a maximum eaves height of 4.66m and a minimum eaves height of 3.79m. Each industrial unit has the basic specification of one roller shutter door, fire exit door, built in WC and concrete flooring.
Units 1-5 have been amalgamated and fitted out for the current tenant’s purposes and are of a slightly different specification to the remainder of the units on the estate. The accommodation has been fitted out as basic office accommodation with stud partition walls creating individual offices and suspended ceilings with inset lighting running throughout. The offices are carpeted and the hallways fitted with laminate floor tiles. There are also kitchen and WC facilities.
