Location
Castle Donington is strategically located just south of the A50 trunk road midway between junctions 23a and 24a of the M1 motorway. The M1 gives occupiers a direct link to the national motorway network with fast connections to London (south) and Leeds (north), as well as the Midlands and the north west via the M42, M62 and M69 motorways. The town is approximately 10 miles south east of Derby and 11 miles south west of Nottingham. East Midlands Airport lies within ¼ of a mile of the property carrying approximately 4 million passengers per annum and it is the second largest freight airport in the UK. As a result the surrounding area has developed into a key distribution and office location. East Midlands Parkway railway station lies approximately 4 miles to the east, providing direct links to London with a fastest journey time of 1 hour 37 minutes. In addition the proposed extension to HS2 will see the delivery of a new East Midlands hub at Toton, a short distance from Pegasus Business Park with a proposed bus shuttle service running between the two.
The property lies on Pegasus Business Park, approximately ½ mile from Junction 23a of the M1 within East Midlands Airport’s environs. The park has established itself as a key East Midlands out of town office location with other occupiers on the park including PWC, Home Office, Regus, Western Power and PKF Cooper Parry. In addition to major office buildings, the park has three modern hotel developments operated by Premier Inn, Holiday Inn Express and Radisson Blu offering a range of coffee shops, restaurants and gym facilities to the office workers.
Property Description
Osprey House is an extremely well specified Grade A three storey headquarters office building constructed in 2008. The building is of steel frame construction with brick walls and large double
glazed curtain walling. The building is very well specified with a very modern reception area, air conditioning, fully raised floors, suspended ceilings with LG7 integral lighting and an 8 person passenger lift serving all floors. Each office floor has a floor to ceiling height of 2.75 m and male and female WC’s to each floor. We understand that the building is DDA compliant. The tenant has carried out a comprehensive fit out which we understand cost in the region of £2,600,000.
The property won the BCO award for the Midlands and East Anglia for Excellence in
Offices in 2013, primarily for the innovative and space saving fit out, which includes full “hot desking”, break out areas, canteen and computerised meeting rooms. There are a total of 92 car parking spaces on site providing a ratio of 1:276 sq.ft. The tenant has a lease from Manchester Airport Group on a further car park in close proximity for their exclusive use, adjacent to Regus House and totalling 106 spaces. There is high demand for car parking spaces from time to time as the office is used as a “centre of excellence” for National Grid’s transmissions business with visitors from other nationwide offices.
